AXE IMMOBILIER ATTENDS THE CONFERENCE OF THE “REGIONAL OBSERVATORY OF THE LAND” IN ILE-DE-FRANCE REGION (ORF) ON "RECENT TRENDS ON THE PROPERTY CHAIN IN ILE-DE-FRANCE REGION: LANDS, TERRITORIES, PLAYERS"

On October 20th 2022, at the ORF'S conjuncture meeting, Cédric de Lestrange, partner and CEO of Axe Immobilier attended the round table talk on "recent trends on the property chain in Ile-de-France Region: lands, territories, players " which took place on Paris Prefecture and was chaired by Sabine Baïetto-Beysson, president of the ORF.

In the company of a Layor and of specialists of urban planning and social housing, Cédric de Lestrange presented his analysis on difficulties encountered by real estate developers nowadays in Ile-de-France Region, who face both higher land value and uncertainties on plot's construction potential.

Although expressing different opinions, participants had consensus on considering that a cooperation between public and private players should exist to aim for: 

  • The balance between urban uses, specifically to encourage public bodies into accepting housing development, in order to avoid sinking into Malthusian policy that can result from both dwellers’ animosity and crisis on local public finance
  • Fast development in a region that is lagging behind in development of housing required to its demography
  • An urban planning trade upstream, to preserve social balances and to renature our cities under the aegis of the Mayor and in orfer to contain the rising of the land value.

These urban planning targets, in quantitative, qualitative, social and environmental friendly terms, might be studied by the ORF which refines more and more its monitoring and statistical methods on the "land to urbanise". Its latest study, presented during the conference, pointed out that the "land consumption" is now more reasonable: less artificialization of natural ground, more redevelopment on already built plots.
