In Massy, 207 housing units will replace a big hardware store

A small eco-neighborhood has been delivered in Massy (Essonne Department), next to the train station, on the site of a former Point P.' store. It puts the emphasis on the green spaces, with a central garden of one hectare.

Redevelopment completed. The real estate developer Axe Immobilier and Paris Sud Aménagement (PSA) have just achieved the construction of 207 housing units,  with two shops and a health centre on the ground floor next to the train station of Massy (Essonne Department). The housing complex, a fully pedestrian zone spreads out over 1.5 hectares along railway rights-of-way, on the former site of the building materials supplier Point P, which was no longer operational.

The creation of this neighborhood is the result of a public-private partnership throughout the entire project, a co-development between Axe Immobilier and the urban developer PSA.

 

Ambitious sustainable development standards

The plot had been sold by the City of Massy following a tender process with several real estate developers. PSA and the City had established precise specifications for this project, especially on the importance of housing types with priority to family's apartments of 3 or 4 rooms and on ambitious sustainable development standards.

In the end, the housing units are gathered in 11 small buildings. Individual houses and houses on the roof of certain buildings have been built. The selection of building materials and benefits has to guarantee "the sustainability, the attractiveness and the comfort in use": bearing brick for the building façades, high ceiling of 2;70 meters… Moreover, 75 % of the dwellings have outdoor space.

 

Priority to owners-occupiers

They all have access to a wide green outdoor space. "This garden of one hectare is at the heart of the project. We planted 15 different tree species. Our project has also allowed the renaturation of this plot, that was fully mineral before" said Cédric de Lestrange, managing director and partner at Axe Immobilier.

Finally, a lot of services dedicated to the residents have been settled: shared garden, play area, bocce ball court, shared lounge, caretaker service, extra apartment made available for co-owners. "The housing complex had been designed for owners-occupiers, which means that the marketing has been focused on this category of purchasers. There are only 24 % of investors" states Alain Delaporte, founding partner of Axe Immobilier.
