Montrouge: Axe Immobilier sells the Académie building under a forward-funding sale agreement to Amundi and Crédit Agricole Assurances
Axe Immobilier has just sold the Académie building under a forward-funding agreement to Amundi and Crédit Agricole Assurances. Located in Montrouge, this property complex comprises more than 33,000 sq m of offices and 20 residential units.
The offices are fully let to Caceis SA (a subsidiary of Crédit Agricole) under a 12-year firm lease. Work started in December 2018 and the project is scheduled for completion in June 2021.
Designed by the Valode et Pistre agency, Académie will benefit from the Breeam Excellent, HQE Excellent and Effinergie+ certifications. The building will have more than 2,800 sq m of outdoor space as a result of patios and numerous terraces, new catering concepts, an auditorium and spaces that encourage collaborative work.
In this transaction, Axe Immobilier was advised by Aguesseau notaries (Élisabeth Thouault) and Amundi / Crédit Agricole Assurances by Oudot & Associés (Valérian Conrad Bruat) and Gide (Hugues Moreau).
The sale of the offices was carried out by CBRE and JLL under a co-exclusive mandate.
